Roof Repair in Warr Acres for Leaks and Storm Wear

A drip in the ceiling or a few shingles in the yard rarely means you need a whole new roof. We find where the problem starts, show you what we found and fix that spot properly, so your home stays dry and you know exactly what was done.

When a Repair Is the Right Call

Most roofs that need attention still have years left in them. A shingle tab torn off by wind, a cracked pipe boot or flashing that has pulled away from a chimney can let water in long before the rest of the roof is worn out. Fixing that one weak point is usually the sensible move, and it costs far less than starting over.

After a storm, it is easy to feel rushed. We would rather you act quickly and calmly: get the leak stopped, find out what actually failed, then decide what comes next. If the damage turns out to reach across several slopes, or the shingles are close to worn out, you'll hear that from us in simple terms, along with what a roof replacement would involve. It's information for your decision, never a push.

Oklahoma's mix of spring hail, strong wind and long summer heat works on shingles and sealants year after year, so a small repair now and then is a normal part of keeping a roof healthy.

What Our Roof Repair Covers

Leak tracing
Water rarely drips straight down from the hole. We follow stains in the attic and on the decking back to the real entry point, which is often a few feet uphill from the spot on your ceiling.
Shingle replacement
We replace missing, creased or cracked shingles and seal them into the rows around them. We match color and style as closely as current products allow, and we tell you up front if the match won't be exact.
Flashing and pipe boots
Chimney, wall and valley flashing, plus the rubber boots around plumbing vents, are the most common leak points we see. We reseat, reseal or replace them instead of smearing on another layer of caulk.
Vents and other roof openings
Box vents, ridge vents and exhaust caps can crack or lose their seal. We replace damaged units and fasten them so wind can't work them loose.
Rotted decking sections
A slow leak can leave the plywood under your shingles spongy and weak. We remove the damaged piece and fit new sheathing, giving the fresh shingles a firm base to nail into.

Warning Signs of a Roof That Needs Fixing

  • Ceiling spots after rain

Yellowish rings, peeling paint or a sagging patch overhead tell you water is already through the roof and into the drywall. Fixing the source early keeps the damage to insulation and drywall small.

  • Shingle pieces in the yard

Bits of shingle on the lawn after a windy night mean there are gaps up top. Exposed nails and underlayment won't hold off the next rain for long.

  • Lifted or creased tabs

A strong gust can bend a shingle upward and pop its adhesive strip loose while leaving the shingle in place. From the ground it may only look slightly out of line, yet rain blown sideways slips right underneath.

  • Granules piling up at downspouts

A heavy pile of sandy granules, especially after hail, can point to bruised shingles that will age faster than the rest of the roof.

  • A damp or musty attic

Wet insulation, dark spots on the decking or a musty smell often show up before anything is visible in the rooms below.

What Affects the Cost of a Roof Repair

We price every repair after we've seen the roof, because the visible damage is only part of the story. Two leaks that look the same from inside can have very different causes. We walk you through the estimate line by line before any work starts.

Where the damage sits

A loose shingle on a low, walkable slope is quicker to fix than flashing on a steep roof or around a tall chimney. Pitch and access change the time and safety gear the job needs.

What's underneath

If the decking is still solid, the repair stays small. Soft or rotted plywood adds material and labor.

Materials and matching

Standard asphalt shingles are easy to get. Discontinued colors, specialty shingles or custom-bent flashing take more time to find or make.

How long it has been leaking

A fresh leak caught early usually means a smaller fix than one that has soaked insulation and wood for months.

How a Repair Visit Goes

  1. 1

You tell us what you're seeing

We ask where the leak shows up, when it started and whether a storm came through. If water is coming in, we'll go over simple ways to protect your things until we arrive.

  2. 2

We check the roof and the attic

We walk the roof, look closely at flashing and openings, and check the attic side when we can reach it. We take photos so you can see what we see.

  3. 3

You get a clear explanation and written estimate

We explain what failed, what we recommend and what each part of the job costs. If a repair won't hold, we say so.

  4. 4

We make the repair and clean up

We protect plants under the work area, haul away old materials and sweep your driveway and lawn for nails before we leave.

  5. 5

We show you the finished work

You get photos of the completed repair, and we'll point out anything worth keeping an eye on, like an aging pipe boot on another slope.

Roof Repair Questions

Can you just fix the leak, or will I need a new roof?

In many cases a repair is all you need. If the roof is in fair shape overall, we fix the failed spot and leave the rest alone. When shingles are brittle, curling or damaged across several slopes, patching one area just moves the leak somewhere else, and we'll show you that with photos.

Will the new shingles match my roof?

We get as close as we can with what manufacturers make today. Older shingles fade in the sun, so even the same color can look a shade different at first. We'll tell you before we start if a close match isn't possible.

Should I file an insurance claim for a repair?

It depends on what caused the damage and how extensive it is. Wind and hail damage are often covered, while age and normal wear usually are not. We can photograph and explain what we find so you can talk it over with your insurer, but coverage decisions belong to them. Our storm damage repair page covers larger storm losses in more detail.

What should I do if water is coming in right now?

Move belongings out of the way and put a bucket under the drip. If the ceiling is bulging, a small hole in the center lets the water drain into the bucket instead of spreading. Please stay off the roof, especially when it's wet, and give us a call so we can set up a visit.

How long does a typical repair take?

Small repairs, like replacing a few shingles or a pipe boot, are usually done in a few hours. Flashing work or replacing a section of decking can take most of a day. We'll give you a realistic idea when we go over the estimate.

Do you need to get into my attic?

It helps a lot. Seeing the underside of the decking tells us how far water has traveled and whether any wood needs replacing. If the attic isn't reachable, we can still work from the roof.

Stop the Leak Before the Next Storm

Tell us what you're seeing and we'll set up a visit to find the cause and walk you through the fix. Small problems are easier to repair before another round of wind and rain.
