Roof Replacement in Warr Acres

When hail, wind or simple age has left your roof past patching, we replace it from the decking up. You get a clear look at what we found, a written estimate you can read line by line, and a crew that keeps your home and yard protected.

When a New Roof Is the Sensible Choice

Most roofs give warning before they need replacing. Granules wash into the gutters, shingles curl or crack, and small leaks start showing up after every hard rain. After a big hail or wind storm, a roof that was aging slowly can jump ahead years in one afternoon.

We start with an honest repair-or-replace answer. If a repair will get you several more good years, we tell you so and point you to our roof repair service. If the damage is spread across the roof, or the shingles are too brittle to take a patch, replacing it costs less over time than chasing leaks.

If you are already weighing a replacement, deciding before the next round of spring storms means you can plan the work on your schedule instead of reacting to it.

What Your Roof Replacement Includes

Full tear-off

We remove the old shingles, underlayment and worn flashing down to the deck. Laying new shingles over old ones hides problems and adds weight, so we take it all off.

Decking check and repair

With the deck exposed, we look for soft, rotted or delaminated boards. Anything that will not hold a nail properly gets replaced, and we show you photos before we do it.

Underlayment and ice barrier

New synthetic underlayment goes over the whole deck, with ice and water barrier in valleys and along eaves where water and winter ice tend to back up.

New flashing and vents

We replace step flashing at walls, pipe boots and chimney flashing rather than reusing tired metal. Ventilation is checked so your attic can breathe, which helps the new shingles last.

Shingles installed to the manufacturer's specs

Shingles are nailed in the correct pattern for wind resistance, with proper starter strips and ridge caps. Those details matter a lot when Oklahoma wind gusts hit.

Cleanup and a magnet sweep

We tarp beds and protect the driveway during tear-off, haul away every load of debris, and run magnets across the yard for stray nails before we leave.

Signs Your Roof May Need Replacing

Hail bruising across many slopes
A few dented shingles can be repaired. When hail has knocked granules loose and cracked the mat on most of the roof, the protection is gone even if nothing leaks yet.
Curling, cupping or missing shingles
Shingles that lift at the edges catch wind easily. If several blow off in every storm, the seal strips have likely failed across the roof.
Water stains in several rooms
A single drip can usually be traced to a single cause. When ceilings show stains in different parts of your home, the shingles and underlayment are often wearing out all over.
Sagging or soft areas
A dip in the roofline or a spongy feel underfoot often means the decking has taken on water. That needs attention before it spreads.
An older roof with a history of patches
If your roof has been repaired again and again and is near the end of its expected life, putting more money into it rarely pays off.

How a Replacement Day Runs

  1. 1

    Inspection and photos

We walk the roof, check the attic where we can, and photograph what we see. You get those photos with a plain explanation, so you know exactly why we are recommending a replacement.

  2. 2

    Written estimate and material choices

Your estimate lists tear-off, decking allowance, underlayment, flashing, shingles and cleanup as separate lines. We help you compare shingle options and colors so nothing is a surprise later.

  3. 3

    Permit and scheduling

We pull the permit where the city requires one and set a start date around the forecast. You will know when the crew is coming and roughly how long the job should take.

  4. 4

    Tear-off and installation

Most homes are stripped, dried in and reshingled in one to two days, weather allowing. If rain threatens partway through, we keep exposed sections covered.

  5. 5

    Final walk-through

We look over the finished roof with you, check that gutters are clear of debris, and sweep the yard. If something does not look right to you, tell us before we pack up.

What Moves the Price of Your New Roof

We need to see your roof before we put a number on it, because measurements and condition vary from one house to the next. Until then, we are glad to walk you through what pushes the total up or down. Your written estimate lists each of these separately, so you can see where your money goes.

Roof size and pitch
More square footage means more material and labor. Steep slopes need extra safety gear and move slower, which adds time.
What is under the top layer
Some roofs were reshingled years ago right over the original shingles. Stripping a second set is slower work and means more debris to haul off, so we check for it during the inspection.
Decking condition
Rotted or damaged boards are only visible once the old roof is off. We note an allowance in the estimate and show you photos before replacing any.
Shingle choice
Standard architectural shingles, impact-rated shingles and designer lines all sit at different price points. Impact-rated options are worth asking about given how often hail rolls through.
Chimneys, skylights and valleys
Every roof penetration and valley needs extra flashing and careful work, so a cut-up roof costs more than a simple gable.

New Roof Questions We Hear

Does homeowners insurance cover a roof replacement?
That comes down to your policy and whether a covered event such as hail or wind caused the damage. Age and ordinary wear generally fall outside coverage. We photograph storm damage and explain how a claim tends to unfold, but the adjuster decides what is covered. You can read more on our storm damage repair page.
Is it possible to lay new shingles on top of the old ones?
We would rather not. Layering over the old roof covers up weak decking and tired flashing, and the extra weight sits on your framing. Taking everything off lets us repair the base first, so your new roof goes down on solid wood.
How many days will the new roof take?
On an average home, the crew usually finishes in one or two days, from stripping the old roof to setting the ridge cap. A larger house, a steeper slope or extra decking repairs can stretch that. Weather has the biggest say, and if a storm shifts the plan, we tell you as soon as we know.
Does someone have to be home while you work?
No, as a rule. We just ask that vehicles are moved off the driveway and pets are kept indoors or clear of the work. Tear-off is loud and can shake the walls a bit, so it is smart to take down loose pictures and mirrors.
What happens if the decking turns out to be damaged?
We pause, photograph the boards and show you before swapping any out. Your estimate already spells out how decking is priced, so a few bad boards won't be a surprise on the bill.
Is this a good time to replace the gutters too?
When gutters sag, leak at the joints or are pulling off the fascia, it makes sense to replace them along with the roof. When they are in good shape, we guard them during the work and leave them up. Our gutters service handles either choice.
